The mortgage providers consist of direct lenders like your bank or credit union, and indirect mortgage brokers. Most providers have a 30 year fixed rate mortgage. And then each provider may offer a number of other programs. This is why it is good while you are shopping around to talk to a couple of mortgage providers.

Mortgage Brokers
Academy Mortgage has access to most of the Federal and State Programs. Academy Mortgage
There are also a number of Federal and State Programs. At the Federal level, there are VA Loans, USDA Loans, and FHA loans.
The Idaho Housing and Finance Association. Offers a number of programs for home buyers. It is worth checking out their website. The support FHA, VA, Conventional and USDA/Rural Development Loans. They provide support for downpayment assistance and buyer counseling. There is an income limit of $ 90k / year.
